Roofing contractors frequently receive phone calls asking for a “ballpark” estimate to install a new roof. This is a bit like trying to estimate the cost of a vehicle when the make, model, options and other details are unknown. There are numerous factors that can affect the cost of a new roof.
Materials
The first question to be answered is the type of roof you want. Tile roofs, slate and wood shakes are typically at the high end of the price range, and each style has potential issues when installed in Central Texas. Metal roof systems have been coming down in price and are more suitable for the weather in the area, but there are many different styles of metal roofs and therefore many different prices. Asphalt shingles remain the most popular choice, but again, there are several different styles. The least expensive style is usually a basic three-tab, but you could also choose from a variety of other styles of asphalt shingles, including lifetime, designer and specialty styles.
Quantity of Materials Needed
The square footage of your building is not equal to the square footage of your roof. Unless your roof is flat — which severely limits your options for materials — it will have some type of slope. As a rule, the steeper your slope, the more materials needed. Gables and multiple roof levels usually increase the quantity of materials needed as well.
Difficulty of Accessing Roof or Completing Work
If your building is more than one story, surrounded by trees that hang low over the roof or is situated in an area with limited accessibility, your project may cost more. For example, if your building requires hand unloading of new materials or the construction of special scaffolding to access the roof, your costs may be greater. Other factors that could influence the price include the number of roof penetrations, the type of valleys desired and the condition of your roof decking and framing.
